The Ark

The Ark includes exclusive use of a 4-person Hot Tub located on the main deck. Our largest accommodation is The Ark. In 2008 we converted the Nottingham Trader, a hull previously used for dredging the river, into a spacious environment perfect for a weekend break for friends and family. The Ark sleeps seven comfortably and there is ample space for cots for guests to bask in nature whilst staying upon the water.

Guests
Only paying guests are allowed on board The Ark and its deck. If there are extra guests other than those stated on your booking, you will be charged.

Staying on a Houseboat
Staying on a houseboat is a unique way to experience the historic city of York and the surrounding riverside areas. The boat is spacious and light and has everything you'll need for a stress-free break in a stylish environment.

We are always delighted to hear our previous guests telling us how beautiful the boat is and how large, light and spacious the rooms are, it's just like a floating boutique hotel!

Kitchen & Living Room
We have an open-plan style kitchen and living area with everything you’ll need to entertain your guests in real comfort:

  • A fully equipped kitchen
  • Pots, pans, oven dishes, cutlery, wide range of kitchen utensils, mugs, cups, wine glasses all provided
  • Electric cooker with fan-assisted oven and grill
  • Fridge/freezer, electric kettle & toaster
  • Coffee and tea provided
  • Living room with LCD flat screen Smart TV
  • Upstairs WC

    From the kitchen and living area, you can go down the stairs into the large hull of the boat to the 3 bedrooms below decks. All our rooms have been decorated in a neutral colour palette to create a calm environment, fit for any occasion.

There are 3 bedrooms with the space to accommodate up to 7 people:

The Derwent Room

A large, luxurious and comfortable double bedroom with its own private en-suite bathroom, perfect for couples (and singles).

The Wharf Room

A spacious double room with a comfortable memory foam mattress which adjoins a large bathroom which is shared with the Foss Room.

The Foss Room

An airy, light-filled bunk bedroom with three separate comfortable single beds, which easily accommodates between one to three people. This is a nice large room for singles, children and other members of the group, also having access to the large shared bathroom (with the Wharf Room).
Please note that the top bunk is quite high and can be a struggle to get up and down! Best for kids and teens!
All the beds are freshly made and we provide one clean bath towel per person per stay. There are also clean hand towels in each bathroom.
Every room on the boat has plenty of storage space with drawers and a wardrobe.
All our rooms have a television with Freeview channels and there is Wi-Fi on the boat.

Outside Decks
You and your guests will be free to use our enormous front deck which boasts fabulous views of the river and Bishopthorpe Palace (the official residence of the Archbishop of York). Here is where you will find the 4-person Hot Tub located at the forefront of the deck. This deck is also the perfect space for stylish al fresco dining.

Additionally, at the rear of the boat, there is a covered deck with built-in seating where you can relax and watch the world go by.

Check In & Check Out
Check-in is 3:00pm & check out is before 11:00am. Bag drop is possible before check-in and after check out. Early check-in and late check out are subject to availability and may be subject to a charge of £15 per hour for the hire of extra cleaning staff.

Central Heating
The houseboat is cosy and warm in winter with central heating and double glazing throughout. Hot water is available on tap all year round.

Transport To & From The Ark
Getting here couldn't be easier. The houseboat is just over two miles from the centre of York and there are regular buses nearby going to and from the city centre and York railway station, just catch number 11 bus from the village.
Taxi services cost around £10-15 to and from the city centre/railway station.

Free Parking
There is plenty of free parking available just next to the houseboat.

Fishing
Keen anglers may enjoy fishing along the River Ouse during open season (15th June - 15th March), You can even cast your rod off the side of the boat - who knows what you might catch!

Children on The Ark
Children are very welcome on the Ark and high chairs and cots can be provided on request where required, infants under the age of 2 get to stay for free!

However, there are certain potential hazards for children that parents and guardians would be aware of: steep stairs with no child gate, the proximity to water, a gangplank (also without a child gate) connecting the boat with the riverbank which has only a handrail and no bars. Children should be supervised at all times and are the full responsibility of those they are travelling with.

The Ark when there is localised Flooding
Very occasionally the River Ouse floods. Usually this doesn't present much of a problem for our boat as it rises and falls with the changing river levels. However, we are used to adapting to the changing conditions, so for most of our guests, this merely adds to the adventure of staying on-board a boat!

Sometimes, the rising river levels can make getting on and off the boat a bit of a challenge, especially for those who are more elderly or maybe less able. As the river rises, the gang plank onto the boat can become quite steep, so you do need to be reasonably fit and able to climb up and down when this happens.

Staying on The Ark

We try our absolute best to give all guests a seamless stay, however please do be patient with us if any issues do occur. We are always on site to help and will do our very best to make your stay as memorable as we can.

Due to the nature of being on a boat, the weather can cause the gang plank to make a thud/creaking sound. This is not preventable and we will not be able to refund you for this matter.

Guest Access to The Ark

When you rent the houseboat for five or more guests you have access to the whole boat: the bedrooms, bathrooms, living room, upstairs WC and kitchen as well as the large sun decks at the front and back of the boat with fabulous views of the river and stunning surrounding area.

If it is just the two of you, you will have use of one of the gorgeous bedrooms and it's en-suite as well as all living areas.

Once you've selected your preferred dates and number of visitors, available options will show a value. If a green box appears without a value, it means there's no availability for your selection.

Unique Stay Accommodation

  1. General Terms & Conditions:
  • We welcome responsible holiday guests and in the interest of promoting comfort, safety and well-being first to our holiday guests and staff, please observe and follow the park’s rules.
  • It is important that in advance of making a booking you understand that your booking is for a specific accommodation.
  • Bookings can only be made by a person over 18 years of age who are in attendance during the stay and agree on behalf of all persons in their party to abide by the conditions of booking and the rules of the park.
  • Payment in full is required at the time of confirmed booking for all accommodation.
  • Provisional bookings can be made in advance and are held for 3 days. If bookings are not confirmed by means of a deposit within this time they will automatically be cancelled. Please inform us immediately if you decide to not take up your booking.
  • Waste recycling is available onsite and is included within your fees.
  • Toilet and Shower facilities are located behind a security door. Access codes will be provided on the confirmation of booking for each of the cabins. The Ark has its own facilities. This facility is for the sole use of guests staying onsite and the access code should not be shared outside of your party.
  • If you have not notified us to cancel or amend the booking in advance of your arrival and do not arrive at the park for the first night of the booking, the entire booking will be deemed cancelled and no refund will be given.
  • Please be aware that dogs (where allowed) and an extra car etc. may attract charges in additional to that of the accommodation hire. The extras and their charges are clearly set out on our online booking portal and can be viewed when checking availability. Please ensure that when booking online you select the extras that apply to you. Accommodation hire will include the cost for your chosen accommodation for the duration of stay and number of persons in the party. You will be provided with a final total.
  • Most breeds of dog are welcome apart from those on and pending the dangerous Dog Act. We do not accept any other pets. A maximum of two dogs per booking and charges apply. Dogs must always be under the control of a responsible adult, kept on a lead and wear a collar with identity tag. Dogs are not allowed on The Ark.
  • We ask that you clean up after your dog. A waste bin is provided by the main entry gates.
  • Dogs should not be left unattended in your accommodation. If we think your dog is causing a nuisance or damage you may be asked to leave.
  • Laundry facilities require tokens that are available to purchase from the Cafe Bar onsite between 9am and 4pm.
  • No fires or ball games allowed. We do allow the use of gas BBQs.
  • Onsite Wifi is available. Access codes will be provided with your confirmation of booking.
  • Guests are kindly reminded to secure all personal belongings during their stay, as the management cannot accept responsibility for any loss, theft, or damage.
  • Please note that CCTV is in operation throughout the site at all times.
  • During the 2026 season the Caravan and Motorhome Park (where some of our cabins are located) is scheduled to be located behind a security barrier. Access codes will be provided on the confirmation of booking.
  1. Booking Online:
  • Please be aware that online booking applications are confirmed as accepted at the time of completing the online purchase process.
  • All prices quoted are in GBP Sterling and are inclusive of VAT.
  • On acceptance of your booking a ‘Confirmation of Booking’ email will be sent to the registered email address detailing the full cost and including a link to make payment. Please check your Spam or Junk folder.
  • Customers who do not want to use our online booking service can book their accommodation by contacting us with their booking choice directly by telephone.
  1. Booking Offline:
  • Offline bookings are welcomed using these methods - by telephone, email or at the park, subject to availability.
  • Book by telephone and providing your contact details and credit or debit card details for making full payment transactions.
  • A booking reference number will be provided to you. Please keep a note of it as you may be asked for it upon arrival.
  • All prices quoted are in GBP Sterling and are inclusive of VAT.
  • On acceptance of your booking a ‘Confirmation of Booking’ email will be sent to the registered email address detailing the full cost. Please check your Spam or Junk folder.
  1. Our Cancellation Policy:

Cancellations by you:

  • Should you need to cancel your booking you must advise us by email to enquiries@theriverfrontyork.co.uk.
  • Your cancellation will only be effective as of the date we receive your confirmation.
  • All payments taken are non-refundable or transferable in all cases of being cancelled by you within 14 days of arrival.
  • Cancellations or amendments are possible with a full refund with 28 days or more notice of your arrival.
  • Cancellations between 15 to 27 days beforehand are none-refundable however you will be able to change your booking dates subject to availability.
  • If you need to cut short your holiday after it has commenced, we regret that we are unable to refund any monies paid.
  • Please do not ask for holidays to be transferred or refunded if you are cancelling within 14 days of arrival, when making your booking you are agreeing to these terms. We strongly advise that guests take out insurance for their holidays.

Cancellation or changes by us:

  • In exceptional circumstances, we may have to cancel or change some aspects of your booking. If we do so, we will tell you as soon as possible prior to your holiday date and you may choose to either: Accept the changes offered by us or to receive a full refund.
  • We do not pay compensation in circumstances where we have to cancel your booking including those arising from circumstances beyond our control including (but not limited to) industrial disputes, natural disasters, global pandemics and acts of government but excluding flooding.
